The short answer
Two things set a kitchen's price: cabinets, almost always your biggest single line, and whether you move the sink, gas, or a wall. Keep the layout and you stay mid-range; change it and you jump to high-end. Appliances and the countertop swing the rest.
What actually drives the price
Three levers move the number more than anything else. First, cabinets. On most kitchens they are the single largest line, and the jump from stock to semi-custom to full custom is real money. Second, whether you keep the layout. Third, appliances and countertop. Keep the sink, gas, and walls where they sit and you are mostly buying finishes. Move one and you add plumbing and framing.
Why moving the sink or a wall changes everything
People underestimate this one. The drain stack decides how cheap or dear a sink move is. If the new sink lands near the existing stack, it is simple. Send it to the far wall and someone opens a floor or ceiling to run drain and vent, which is a different budget. Same story with gas for a range. Moving a wall can pull in framing, electrical, and a permit. This is where mid-range becomes high-end.
The mistake that blows the budget
The common one is picking finishes before deciding the layout. Folks fall for a countertop, set the budget around it, then decide midway to move the sink to the window. Now the finishes have eaten the money the plumbing needed. Decide the layout first and get it priced. Then spend what is left on cabinets and counters. A layout change after demo is the priciest there is.
What to ask before you sign
Ask three things. One, is our layout staying or moving, and what does each option cost, with the sink, gas, and any wall as separate lines. Two, what cabinet grade is in this price, stock, semi-custom, or custom, since that is your biggest line. Three, what is our allowance for countertop and appliances, and what if we go over. A bid that hides those three grows later.
